Instead of candy this Halloween, we thought we would offer good news to our loyal trick or treaters! Chew on this: in September home sales increased by 5.5 percent from August 08. You want more? Interest rates are declining and the government bank bailout plan finally being put into effect will lead to some spark in the real estate market.

You will read in this month’s newsletter that Detroit has seen foreclosure rates stabilize and, in some instances, decline from previous year figures. The real estate bubble has deflated to below market values and, with the actions taken by the federal government and new president, we expect to see the markets begin their climb soon. As the markets begin to come back, Default Research is getting better too! Read all about how Default Research is answering the calls for our coverage area to include Georgia and Nevada. We now have the freshest pre-foreclosure information for several counties in those two states.

South Florida Foreclosures Continue To Increase

3.92 Percent of Homes in Broward County in Foreclosure

Default Research (http://www.defaultresearch.com), the premier provider of South Florida preforeclosure listings, is reporting that 13,298 South Florida lis pendens related mortgage foreclosures were recorded in September 2008; this is up over thirteen percent from August 2008.

"The market indicators continue to show declines in home prices while inventories slowly drop," said Serdar Bankaci, founder of Default Research. "As some areas of the country, such as Detroit, seem to be exiting the foreclosure crisis, approximately 3.54 percent of households in Florida are still in foreclosure. That number is significantly higher than the national average of two percent."

Bankaci also pointed out that although prices are continuing to decline, inventories are declining as well. That has created great deals in this region and as the local housing market continues to improve, prices will begin to rise too.

Although nearly four percent of homes are in foreclosure in Broward County, Miami-Dade is not far behind at 3.39 percent and Palm Beach at 3.30 percent. Although these numbers are still troubling, there is a light and warmer weather at the end of the tunnel.

"The ‘Florida Season’ is approaching and many people flock to the Sunshine state for the great weather," said Bankaci, whose foreclosure lists arrive two to three weeks ahead of the competition. "There are still a lot of deals in the region, and our clients have the tools and data to close deals on the discounted property."
